Using satellite imagery, property records, and your photos, we calculate the square footage of every surface, assess the siding type and condition, and identify any access considerations.

No hourly rates, no surprises. Every quote includes a detailed scope of work, the Property Protection Package, and a ±10% adjustment clause for anything not visible in photos. You know the cost before we show up.

Heart & Hearthstone Home Maintenance is owner-operated out of Morrison, Colorado. We provide pressure washing, soft washing, and hot water degreasing services for homeowners, restaurants, property managers, and fleet operators across the Denver metro area and the Highway 285 foothills corridor.
Our equipment is commercial-grade — a Mi-T-M hot water pressure washer with a Honda engine and Italian-made triplex pump, capable of 200°F water temperature. This is the same class of equipment used by the largest commercial operators in Denver. The difference is we bring it to residential and small commercial jobs that those companies are too big to prioritize.
We're insured, stormwater compliant, and built around doing fewer jobs at a higher standard — not racing through a schedule. Every job gets the Property Protection Package, before-and-after documentation, and a walkthrough with the homeowner or property manager before we leave.

Frequently asked questions
What's the difference between pressure washing and soft washing?
Pressure washing uses high water pressure to clean hard surfaces like concrete and brick. Soft washing uses low pressure combined with a cleaning solution to safely clean delicate surfaces like siding, roofs, and painted wood. We use both — the method depends on the surface. Your house always gets soft washed. Your driveway gets pressure washed.
Why does hot water matter for pressure washing?
Hot water at 200 °F dissolves grease, oil, and organic buildup that cold water can only push around. If you've ever had your driveway “pressure washed” and the oil stains are still there, it's because cold water doesn't break the molecular bond of petroleum-based stains. Hot water does. It's the same reason you wash dishes with hot water, not cold.
Do I need to be home during the wash?
Not necessarily. As long as we have water access, and you've approved the scope, we can complete most jobs without you present. We'll send you before-and-after photos when we're done and schedule a walkthrough at your convenience.
How often should I have my house washed?
In the Denver metro, annually is ideal. The foothills communities — Evergreen, Conifer, Morrison — tend to accumulate more organic growth due to shade and moisture, so annually or every 18 months is recommended. North-facing walls and shaded areas build algae fastest.
What about pine pollen season?
Pine pollen is a major issue in the foothills from April through June. It coats everything — siding, decks, driveways, outdoor furniture. A single soft wash after pollen season removes the yellow film and prevents it from embedding in your siding. We offer pollen removal as a standalone service or combined with a full house wash.
Will pressure washing damage my landscaping?
Not with our approach. Our Property Protection Package includes pre-wetting all vegetation, covering delicate plants, and using only biodegradable chemicals. We rinse all landscaping after the job. The cleaning solution we use breaks down rapidly and won't harm established plants when properly diluted and rinsed.
What happens with the runoff water?
Colorado classifies all pressure washing water as process wastewater. We direct runoff to pervious surfaces like grass and garden beds, block nearby storm drains, and use only biodegradable chemicals. We're fully compliant with Colorado stormwater regulations.
Do you offer recurring service?
Yes. We offer monthly, quarterly, and annual maintenance plans for both residential and commercial properties. Recurring customers receive priority scheduling and reduced rates because less buildup means faster work.
How do you handle tight lots where houses are close together?
Denver neighborhoods like Platt Park, Wash Park, and Baker have houses 5–10 feet apart. We manage overspray by using wider fan nozzles on near sides, pre-wetting neighboring surfaces, notifying adjacent neighbors before starting, and always working the far side of the house first. It's part of our standard process.
